The Selling Process: Nine Steps to a Successful Sale
Selling real estate in Panama involves structured legal, marketing, and transactional stages. Here is how Casa Solution guides you from initial valuation to complete fund disbursement.
The Nine Steps to Sell Property in Panama
A structured, proven process ensuring maximum proceeds and 100% legal security.
Select Your Agency & Listing Agreement Type
The first step is selecting the real estate agency to represent your property. In Panama, you can choose between an Exclusive Listing Agreement or an Open Listing Agreement. Under an Exclusive agreement, Casa Solution invests significantly more marketing dollars, provides dedicated video/photo media, and actively cooperates with all other agencies across Panama.
Activate the Listing & Gather Property Records
Gather your property documentation: Public Registry title deed, registered cadastral survey (plano), property tax status (DGI), and corporate documents if the property is owned in a Panamanian corporation or Private Interest Foundation.
Professional Photography, Drone & Video Production
Our media team captures architectural HDR photography, drone aerials, and 3D walkthroughs. High-quality imagery is essential to stand out on international portals and social channels.
Launch Omnichannel Marketing Campaign
Your property is published to our high-traffic website, syndicated across global MLS networks, featured in email newsletters to 15,000+ registered buyers, and amplified through targeted Google and Facebook ad campaigns.
Screened Buyer Showings & Ongoing Feedback
We schedule and host showings exclusively with vetted, qualified buyers. After each visit, we gather buyer feedback on pricing, condition, and interest, keeping you informed on market reactions.
Receive, Evaluate & Negotiate Offers
When an offer is received, your advisor reviews all terms with you: purchase price, deposit schedule, currency of payment, inspection timelines, and requested inclusions.
Execute Purchase Agreement & Escrow Deposit
Both parties sign the Promise to Purchase contract. The buyer deposits the 10% earnest money into an independent escrow account. Meanwhile, the seller gathers required municipal and water/tax clearance certificates (Paz y Salvo).
Notary Deed Execution & Title Recording
The final public deed is signed before a Notary Public and submitted to the Public Registry for recording. If the sale is structured as a share transfer in a corporation, share certificates and board resignation minutes are executed concurrently.
Disbursement of Sale Proceeds & Handover
Once the Public Registry confirms title transfer (or corporate changes), the escrow agent releases the full balance of the purchase price to your designated bank account. Keys and possession are delivered to the new owner.
Why an Exclusive Listing Maximizes Your Net Proceeds
In an open listing, multiple agencies may advertise conflicting prices and outdated specs, causing buyers to question the true value.
With a Casa Solution exclusive agreement, our agency serves as the centralized marketing director. We coordinate with dozens of collaborating brokers across Panama while ensuring your property maintains premium presentation and uniform pricing.
